The wide-open field of a single-ply roof rarely fails. The trouble is almost always at the joints, edges, and details.
What part of a single-ply commercial roof fails first?
Seams and flashings fail long before the open field of the membrane. Field membrane is a large, uninterrupted sheet that ages slowly. Seams, penetration flashings, and wall terminations are where two materials meet, where adhesive or welds can fail, and where movement and UV concentrate. The overwhelming majority of single-ply leaks originate at these details, which is why inspection and repair focus there first.
A TPO, PVC, or EPDM roof is basically a big rubber or plastic sheet. In the open field, away from any edge or penetration, that sheet is remarkably durable. What fails is everywhere two pieces join or the membrane turns a corner: seams between rolls, flashings around pipes and curbs, and terminations at parapet walls.
There is a simple reason. Every seam and flashing depends on a bond, a hot-air weld on TPO and PVC, or seam tape and adhesive on EPDM. Bonds can be made imperfectly, they take stress from thermal movement, and they sit exposed to the elements at an edge where UV and water attack hardest. The field sheet has none of those vulnerabilities.
Different membranes fail in characteristic ways, and knowing the pattern tells us where to look.

In North County coastal towns like Encinitas, Del Mar, and Solana Beach, roofs get intense, near year-round UV combined with a big daily temperature swing as the marine layer burns off. Membranes expand in the afternoon heat and contract overnight. That constant flexing works hardest right at the seams and terminations, which are already the most stressed points.
Salt air adds a second problem. It corrodes the fasteners and metal termination bars that hold flashings in place. We regularly find flashings that are still watertight in the membrane but held on by rusted, backing-out screws that are one windstorm from letting go. That is exactly the kind of detail worth catching on inspection rather than after it fails.
A seam repair done right does not just slather sealant over the gap. That is a temporary bandage that traps the problem. A proper repair restores the seam to how the manufacturer intended.
The good news is that seam and flashing failures give warning. A lifted edge, a cracked boot, a rusted bar, these are all visible before they leak, on any routine inspection. The bad news is that once a seam opens and water gets under the membrane, it saturates the insulation across a wide area, and now you are replacing far more than a seam.
That is the whole argument for inspecting details and handling them as targeted commercial roof repair while they are still small. We would rather weld a two-foot patch than tear out fifty square feet of soaked insulation.
During a routine inspection on a medical office building in Encinitas, roughly half a mile from the water, we found no active leak, which is exactly why the owner almost skipped the visit. The membrane field looked fine.
At the parapet, though, the termination bar along one long wall was streaked with rust, and when we tested the fasteners, most turned freely by hand. The salt air had corroded the screws to the point that the bar was barely attached. The membrane behind it was still sound, but the top edge was one strong onshore wind from peeling open.
We removed the failed bar, cut back and cleaned the flashing, refastened into solid blocking with corrosion-resistant fasteners, and re-sealed the top edge with compatible material. No emergency, no water damage, no interior disruption to a working medical suite. Had that bar let go in a winter storm, the same fix would have followed a flooded ceiling and displaced patients.
