A foam roof can outlast the building it sits on, but only if the coating gets renewed on time. Skip that one maintenance step and the whole system unravels.
How often does an SPF foam roof need to be recoated?
Most SPF foam roofs need a recoat roughly every 10 to 15 years, though the exact timing depends on the original coating thickness, the coating type, and how much sun and coastal weather the roof takes. The recoat renews the sacrificial top layer before it wears through to the foam. Done on schedule, recoating can keep a foam roof serviceable for many decades. Miss the window and the exposed foam degrades quickly.
The most important thing to understand about foam is that the coating is a wear layer, and wear layers wear out. UV, foot traffic, ponding, and coastal grit slowly thin the coating year after year. As long as there is coating over the foam, the roof is protected. The moment the coating wears through in a spot, the foam underneath is exposed to sunlight and starts to break down.
This is where foam gets a bad reputation it does not deserve. People say 'foam roofs fail.' What actually failed is the maintenance. A foam roof that never gets recoated is like a car that never gets an oil change. The system was never designed to run untended, and blaming the material misses the point.
There is no single number that fits every roof, and any roofer who quotes you one flat figure is guessing. Recoat timing depends on how thick the original coating went on, which coating type was used, how much direct sun the roof takes, and whether water ponds anywhere.
A well-built silicone coating at full thickness on a roof that drains cleanly buys you longer between recoats. A thin acrylic coat on a ponding roof in full coastal sun wears faster. The way to actually know is not a calendar alone, it is inspection. We measure remaining coating and look for the early warning signs rather than waiting for a hard date.

You do not have to wait for a leak to know a recoat is due. The coating tells you first. Chalking, where a powdery residue rubs off on your hand, means UV is breaking down the surface. Thinning at the high-traffic paths near HVAC units shows up as a change in color or texture. In the worst cases you can see the foam itself starting to show through, usually a tan or amber color against the coating.
Granule loss is another tell. The granules broadcast into the top coat protect it and give traction. When you see bare, smooth patches where the granules have washed or worn off, the clock is running down on that coating.
Here is the economic argument that makes foam worth it. A recoat is a fraction of the cost and disruption of a new roof. You clean the roof, address any small foam repairs, and spray fresh coating over the existing sound foam. The foam layer, the expensive part, stays right where it is.
Compare that to what happens if you skip recoats. The foam degrades, absorbs water, and eventually you are tearing off foam and starting over. Owners who treat the recoat as a routine budget line item, like repainting, get the long life foam promises. Owners who treat it as a surprise expense are the ones who end up with a failed roof.
The buildings that get the most out of foam are the ones where recoating is planned, not reactive. We set up a simple inspection rhythm, usually an annual look with photos and coating measurements, so the recoat gets scheduled before the coating is gone rather than after a leak.
For coastal North County buildings, we tie inspections to the seasons. After the wet winter is a good time to check for ponding damage and coating wear. That way the recoat can be scheduled for a dry stretch when foam and coating cure cleanly.
A recoat is also a chance to refresh the roof's reflectivity. Coatings lose some of their solar reflectance as they weather and collect grime. A fresh, bright recoat restores the cool-roof performance that helps with Title 24 compliance and keeps cooling loads down inside the building.
So the recoat is doing double duty. It renews the waterproofing wear layer and it restores the energy performance. That is a strong argument for staying on schedule rather than letting the coating go dull and worn.
We got a call from an Escondido building owner who had bought the property two years earlier. He had no records on the roof and had never touched it. There was no active leak yet, but he wanted an inspection before the next rainy season.
On the roof it was immediately clear the coating was long overdue. The whole field was chalking, and where the HVAC techs walked to service the units, the granules were gone and the coating had worn down to almost nothing. On the south-facing high-traffic path, we could see amber foam showing through in a couple of spots. That is the last warning before real trouble.
The good news was that we caught it in time. The foam underneath was still sound almost everywhere. Because there was no active water intrusion into the foam yet, we could clean the roof, cut out and re-foam the two small exposed spots where UV had started to degrade the foam, and then recoat the entire roof with fresh silicone and new granules.
Had he waited one more wet season, those exposed foam spots would have taken on water, the degradation would have spread, and we would have been talking about tearing off and replacing foam, a far bigger job. This is the case we tell every foam owner. The recoat is cheap and easy when it is on time. It is expensive and ugly when it is late. Track the coating, not the calendar alone, and you keep the roof.
