TPO gets thrown around like everyone already knows what it means. Here is what the membrane actually is, how it goes down, and why we install so much of it along the coast.
What is TPO roofing?
TPO (thermoplastic polyolefin) is a single-ply roofing membrane made from a polypropylene and ethylene-propylene rubber blend. It is rolled out over flat and low-slope roofs and the seams are heat-welded together to form one continuous waterproof surface. Its white reflective surface is popular in coastal California because it lowers cooling loads and helps meet Title 24 requirements.
The first thing worth clearing up is that TPO is a manufactured sheet, not something we brush or spray on. It arrives on rolls, usually 10 or 12 feet wide, and we cover the roof deck with these sheets. Where two sheets meet, we run a hot-air welder down the overlap and fuse them into a single membrane. That welded seam is the whole point of the system, and it is what separates TPO from older roofing methods that relied on adhesives or tar to hold laps together.
TPO stands for thermoplastic polyolefin. The word thermoplastic matters more than it sounds. It means the material softens with heat and can be re-welded, which is why a seam can be melted together on install and why a repair patch can be welded to a roof years later. That is a genuinely useful property on a working commercial roof that will need service calls over its life.
A TPO membrane is engineered for three enemies of a flat roof: standing water, UV, and thermal movement. The polyolefin chemistry resists the water pooling that inevitably happens on a dead-level roof after a Pacific storm. The white surface reflects the bulk of the sun's energy instead of soaking it up. And because the sheet is flexible, it expands and contracts with the building without cracking the way a rigid material would.
Most TPO we install has a polyester reinforcement scrim sandwiched in the middle of the sheet. That scrim is the skeleton. It gives the membrane puncture and tear resistance and keeps it dimensionally stable so it does not stretch out of shape when the roof heats up on an August afternoon in Vista or San Marcos.
There are three common ways to attach TPO, and we choose based on the deck and the building. Mechanically attached is the most common: we screw the membrane down along the seams with plates, then weld the next sheet over the fasteners so nothing is exposed. Fully adhered uses bonding adhesive across the whole deck for a smooth look and better wind uplift performance. Ballasted is rare on the coast because loose stone and salt air do not mix well.
Underneath the membrane there is almost always insulation, typically polyiso board, and a cover board on top of that. The cover board gives the membrane a firm surface to sit on and takes the abuse of foot traffic. Skipping the cover board to save money is one of the most common corners we see cut on cheap installs, and it shows up as punctures within a couple of years.
TPO is a flat and low-slope material. If your building has a steep pitched roof, you want shingles, tile, or metal, not a single-ply membrane. TPO lives on commercial buildings, warehouses, retail strips, apartment complexes, and the flat roof sections that a lot of modern coastal homes in Encinitas and Del Mar have over garages, additions, or contemporary architecture.
It is also a strong candidate any time an old flat roof is failing and the owner wants a bright, reflective, long-lasting surface without tearing everything off. We will get into recover systems in a later guide, but the short version is that TPO is often the membrane we reach for when we recover an existing roof.
Everything about a roofing material behaves differently within a few miles of the ocean. Salt-laden air corrodes fasteners and flashings faster than it does inland. Marine layer keeps roofs damp into the late morning, which punishes any system that traps moisture. And our UV index stays high enough, year-round, that reflectivity is not a luxury; it directly affects how long a membrane lasts and how hard your AC has to work.
That combination is exactly why we install so much TPO between Oceanside and San Clemente. The reflectivity pays off in cooling costs and in Title 24 compliance, the welded seams keep the marine damp out, and a properly specified membrane holds up to the coastal UV load for a long service life. It is not the right roof for every building, but for a flat coastal commercial roof it is usually near the top of our list.
We took over maintenance on a small retail strip a few blocks off the 5 in Carlsbad where the previous roof was a patched-up built-up system that leaked every winter. The owner assumed the whole thing needed to come off. When we cored the roof, the insulation was mostly dry and the deck was sound; the problem was the aging cap sheet and failed flashings, not the structure.
We recovered it with a mechanically attached reinforced TPO membrane over a new cover board, and rebuilt every penetration and parapet flashing with TPO-clad metal. The building runs a bank of rooftop AC units, and within the first cooling season the tenant reported the interior no longer baked in the afternoon the way it used to. That reflective white surface was doing real work.
The lesson we pass on to owners: TPO's value is not only waterproofing. On a coastal roof carrying HVAC loads, the reflectivity is a functional part of the system, not just a color choice. Getting the diagnosis right first, before assuming a full tear-off, saved that owner a substantial amount of unnecessary work.
