There is no single best commercial membrane. The right one depends on your building, your exposure, and what happens on that roof every day.
Which commercial roof membrane is best for a coastal building?
There is no universal best. For most coastal North County commercial buildings we recommend PVC where grease or chemical exposure exists, TPO for general low-slope roofs on a budget, SPF for irregular roofs with lots of penetrations, and modified bitumen or BUR where heavy foot traffic or a long track record matters. Reflective membranes also help meet Title 24 cool-roof rules.
Owners often ask us for TPO by name because they heard it is popular. Popular is not the same as right for your building. Before we name a membrane, we look at what actually happens on that roof: is there a restaurant kitchen venting grease, rooftop equipment that needs servicing, heavy foot traffic, ponding areas, or a lot of odd penetrations?
Those use factors matter more than the marketing. A membrane that thrives on a clean warehouse roof can fail early on a restaurant roof where grease is dripping onto it daily.
Each of the common commercial systems has a lane where it is the clear winner and lanes where it is the wrong call.

In beach-town commercial districts across Encinitas and Oceanside, a big share of our low-slope roofs sit over restaurants and food service. Kitchen exhaust throws grease onto the roof, and grease is chemically aggressive toward some membranes. TPO can degrade under sustained grease contact. PVC is formulated to resist it, which is why we specify PVC on nearly every food-service roof we touch.
PVC and TPO both weld into monolithic seams, which matters in a coastal wind environment where taped or ballasted seams are more vulnerable. A hot-air-welded seam is effectively as strong as the membrane itself, and that continuity is what holds up when the afternoon onshore wind picks up.
Some commercial roofs are a maze of penetrations, curbs, and elevation changes, and every one of those is a potential leak. Spray polyurethane foam is applied as a liquid that expands and self-flashes around all of it, creating a seamless surface with no field seams to fail. It also adds insulation value, which helps on the Title 24 side.
SPF is only as good as the crew and the substrate, though. It demands a dry, clean, sound surface and a coating maintenance schedule to protect the foam from UV. On the coast we watch the weather window closely, because foam will not cure right in fog or on a damp deck.
Modified bitumen and built-up roofing are not obsolete. Where a roof sees regular foot traffic, from technicians servicing HVAC to grease trap crews, the multi-ply toughness of mod-bit resists punctures better than a single-ply membrane. BUR remains a conservative, deeply proven choice for owners who value a long, boring track record over the newest product.
The trade-off is weight, install complexity, and reflectivity. Both can be finished with a reflective cap or coating to meet cool-roof requirements, which we build into the spec rather than treating as an afterthought.
We replaced the roof on a mixed-use commercial building in Encinitas that housed a restaurant on one end and offices on the other. The owner wanted a single TPO roof for simplicity and cost. Over the kitchen exhaust, though, we could already see grease staining on the failing membrane, concentrated in a fan of discoloration downwind of the vents.
We recommended splitting the spec: PVC over the restaurant footprint where grease exposure was constant, and TPO across the office side where it was not. The owner was skeptical about paying for two systems until we showed him a piece of the old membrane that had gone brittle right where the grease landed.
We tied the two membranes together with a proper transition detail and welded terminations. Two years on, the PVC over the kitchen shows no grease degradation, and the owner spent his money where it actually protected the building rather than blanketing the whole roof in a material that would have failed early over the kitchen.
