PVC and TPO are both single-ply white membranes, and to a building owner they look identical on the roof. They are not the same product, and choosing wrong on a chemical-heavy or coastal building costs real money.
What is the difference between PVC and TPO roofing?
PVC and TPO are both heat-welded single-ply membranes, but PVC contains plasticizers that give it superior resistance to grease, chemicals, and oils, while TPO is a stiffer, lower-cost membrane that resists UV and general weathering well but degrades faster with chemical exposure. PVC is the better choice for restaurants and industrial buildings; TPO is often adequate and more affordable for plain warehouse or retail roofs.
Building owners regularly show us a bid for TPO and a bid for PVC and ask why one is more expensive when both are white welded membranes. It is a fair question. From the ground and even from the roof, the sheets look nearly identical. The difference is in the chemistry and how each membrane ages under the specific conditions of your building.
PVC is a polyvinyl chloride membrane with plasticizers built in to keep it flexible. TPO is a thermoplastic polyolefin, a blend of polypropylene and rubber, with no added plasticizer. That single distinction drives almost everything that matters over the roof's life.

We are not anti-TPO. On a plain warehouse or a big-box retail roof with no rooftop kitchen exhaust and no chemical discharge, TPO is a smart, cost-effective membrane. Modern TPO formulations have improved a lot over the early generations that had seam and weathering problems, and the reflectivity is excellent for keeping cooling costs down.
For a straightforward roof where the main enemies are UV and rain, TPO gives you most of the performance of PVC at a lower price. If budget is tight and the exposure is benign, we will tell you honestly that TPO is the right call.
The moment there is grease, chemical exhaust, rooftop equipment that leaks oil, or a coastal chemical load, the comparison ends. PVC's plasticizers and chemical resistance are the entire reason it exists. Restaurants, food processing, auto shops with rooftop exhaust, and buildings near industrial discharge all belong on PVC.
The other quiet advantage is repairability decades later. PVC stays weldable for a very long time, so a patch or a tie-in twenty years from now still bonds cleanly. Aged TPO can become difficult to weld to, which complicates repairs late in the roof's life.
We walk the roof, look at what discharges onto it, check the distance to the coast, and ask what the building will be used for over the next twenty years. A building that is a warehouse today but could become a commissary kitchen tomorrow changes the math.
The wrong way to choose is on price alone. The cheaper membrane on the wrong building fails early, and a mid-life reroof over an occupied commercial space costs far more than the difference between the two bids.
A property owner in Vista had a clean TPO roof installed on a multi-tenant industrial building only about five years earlier. The TPO was doing fine over most of the units. Then one bay was leased to a food prep and catering operation that put a cook exhaust fan on the roof.
Within two seasons, the TPO within a dozen feet of that new exhaust curb had gone brittle and discolored. Everywhere else on the building the same membrane, same age, same sun, was in good shape. It was a textbook illustration of the one thing TPO cannot handle.
We did not tear off the whole roof. We cut out the grease-affected TPO around that single bay, installed a PVC membrane section over that area, and detailed a welded curb flashing with a grease guard. Because PVC and TPO cannot be welded to each other directly, we used a compatible cover strip and mechanical termination at the transition. The owner kept the sound TPO over the rest of the building and got the grease-resistant membrane only where it was actually needed.
