A walkthrough of exactly what we look at during a roof inspection along the North County coast, why each item matters, and what the findings actually mean for your home.
What does a professional roof inspection include?
A thorough roof inspection covers the exterior roof surface, flashings and penetrations, the attic and underside of the deck, and the drainage system, plus a review of ventilation and prior repairs. On tile roofs common in North County, we pay special attention to the underlayment beneath the tile, since that layer, not the tile itself, is what keeps water out.
Roofs in North County San Diego live a different life than roofs inland. Marine-layer moisture rolls in most mornings, salt-laden air accelerates corrosion on metal components, and the daily temperature swing between a cool coastal night and a warm afternoon expands and contracts every material on your roof. Over years, that cycling is what loosens fasteners, cracks sealant, and fatigues underlayment long before a roof looks worn from the street.
That is the core reason we inspect: most roof failures are quiet for a long time. A cracked tile or a lifted piece of flashing does not leak the first rainy day. It lets a little water past, the underlayment absorbs it, the deck stays damp, and the real damage happens out of sight over several seasons. By the time a stain appears on a ceiling, the problem is usually years old and much larger than the original defect.
A good inspection is really an early-warning system. We are not just confirming whether your roof leaks today; we are finding the small, cheap-to-fix issues before they become the big, disruptive ones.
We start on the roof surface itself, walking the field carefully where it is safe to do so. On the tile roofs that are so common across Carlsbad and inland North County, we look for cracked, chipped, or slipped tiles, and we note any tiles that have been walked on and broken by other trades, such as solar installers or antenna crews. Tile is durable, but individual pieces are brittle, and a single broken tile exposes the underlayment directly to weather.
On composition shingle roofs we check for granule loss, curling or cupping edges, blistering, and any shingles that have lifted or gone missing after Santa Ana wind events. We also look at how the field lays overall, because widespread waviness or sagging often points to a problem in the layers underneath rather than the surface material.
Across every roof type we photograph what we find so you can see it too. A written finding like cracked tile at the southwest hip means a lot more when there is a clear photo next to it.
If you ask experienced roofers where leaks come from, very few will say the open field of the roof. The honest answer is the transitions: valleys, chimney and wall flashings, skylights, plumbing vent boots, and anywhere a pipe or fixture pushes through the roof. These are the spots where two materials meet and where sealant, metal, and roofing all have to work together for decades.
We inspect each penetration for cracked or dried-out sealant, corroded or lifted metal, and boots that have hardened and split, which is extremely common on plumbing vents after years of coastal sun. At walls and chimneys we check that flashing is properly stepped and counter-flashed rather than simply smeared with caulk, because caulk is a short-term patch, not a real detail.
Skylights get particular attention. They are a frequent leak source, and the failure is usually not the glass but the flashing kit and the surrounding underlayment. We look at both.
This is the section we wish more homeowners understood, especially with tile roofs. The tile you see is essentially a durable, decorative rain shield, but the waterproof barrier is the underlayment installed on the deck beneath it. On many older North County tile roofs, the tile itself is in fine shape while the underlayment has quietly reached the end of its service life. When that happens, the roof can look great and still be one heavy storm away from leaking.
During an inspection we assess underlayment condition wherever it is visible, at eaves, in the attic, and at any spot where tile has slipped or been removed. We look for brittleness, tearing, and telltale staining. If the underlayment is failing under otherwise good tile, the right fix is often a tile underlayment replacement, where we carefully lift and stack the existing tile, install fresh underlayment, and re-lay the tile. That is a very different and usually less costly project than a full roof replacement, and knowing which one you need is exactly what an inspection is for.
We are clear about this because it is where homeowners most often get either over-sold a full replacement they did not need, or under-served with a patch that ignored a failing underlayment. The inspection should tell you honestly which situation you are in.
A roof inspection that stops at the surface is only half done. Whenever there is safe access, we go into the attic, because the underside of the deck tells a story the top cannot. We look for water staining on the sheathing and rafters, active or historic moisture, daylight showing through at penetrations, and any sign of prior leaks that were painted over or patched without addressing the source.
The attic is also where we evaluate ventilation and moisture control. In our coastal climate, poor attic ventilation traps humid air, and that trapped moisture can rot decking and grow mold even when the roof surface is intact. We check that intake and exhaust venting are actually working together rather than fighting each other, and we look for signs of condensation, which many homeowners mistake for a roof leak.
Finally, we confirm insulation is not blocking airflow at the eaves and note any bathroom or kitchen exhaust fans that dump warm, moist air directly into the attic instead of out through the roof or a wall.
Water has to get off your roof and away from your home, so we follow the drainage path. We check gutters and downspouts for proper slope, secure attachment, and blockage from leaves and tile debris, and we look at how water is directed once it leaves the roof. Standing water and overflow at the eaves are common contributors to fascia rot along the coast.
At the edges we inspect fascia, rake boards, and drip edge for moisture damage and separation. These trim details take the brunt of wind-driven rain, and they are often the first place decay becomes visible. We also note the condition of any rooftop equipment mounts, solar attachments, and satellite hardware, since these are frequent points of both damage and improper sealing.
None of these items is dramatic on its own. Together they are the difference between a roof that quietly protects your home for its full service life and one that fails a decade early because small things were never addressed.
An inspection is only useful if the report is honest and clear. We provide a plain-language summary that separates urgent items that need attention now from maintenance items to keep on your radar and observations that are simply worth documenting. Every significant finding is paired with a photo so you are not taking anything on faith.
We also give you an honest read on remaining service life. If your roof has years left and needs nothing more than a couple of minor repairs, we will tell you that plainly. If the underlayment is failing or the roof is genuinely at the end of its life, we explain why and lay out the realistic options, whether that is targeted repair, tile underlayment replacement, or a full replacement.
