Your tile can look flawless at 30 years and still be leaking. The reason lives underneath, in a layer most homeowners never see.
Why does tile roof underlayment fail before the tile itself?
The tile is only a shield against wind and impact. The actual waterproof layer is the underlayment beneath it, and that felt or synthetic membrane degrades from heat, UV exposure at the edges, and decades of thermal cycling long before concrete or clay tile wears out. On most North County San Diego homes the tile is rated for 50 years or more while the original organic felt underlayment starts breaking down around year 18 to 25.
This is the single most common misunderstanding we run into on Carlsbad roofs. Homeowners assume the tile is the waterproofing. It is not. Tile is the wear surface, the armor that takes the sun, the wind off the ocean, the occasional palm frond dropping in a Santa Ana. Its job is to shed the bulk of the water and protect what is underneath.
The layer that actually stops water from reaching your sheathing and living space is the underlayment, a rolled membrane laid across the deck before a single tile goes down. On homes built through the 1990s and into the 2000s here in North County, that layer was almost always organic asphalt-saturated felt, either 30-pound or two layers of 30-pound. Felt is cheap, it was code-compliant, and it works well. For a while.
Asphalt felt fails through a combination of forces, and a tile roof accelerates several of them. Under the tile, the roof deck gets hot. On a summer afternoon in Vista or San Marcos, the air trapped between the tile and the deck can climb well past what the ambient temperature suggests. That heat drives the volatile oils out of the asphalt saturant. Over years, the felt loses flexibility and turns brittle and papery.
Then there is thermal cycling. The roof expands every afternoon and contracts every night as the marine layer rolls in. That daily flex works the felt back and forth across every fastener and every tile batten. Eventually it cracks along those stress lines. Add UV exposure at the eaves, valleys, and any spot where tile has shifted, and the felt at those edges cooks fastest of all.
Homes within a few miles of the water in Carlsbad, Oceanside, and Encinitas get an extra dose of trouble. Salt-laden air corrodes the nails and fasteners holding the underlayment and battens. When a fastener rusts, it loosens, and a loose fastener lets the felt lift and the tile shift. That shifting exposes underlayment to direct sun it was never meant to see.
We also see more moisture cycling near the coast. The marine layer keeps the deck damp longer into the morning, and felt that stays wet and then bakes dry every day ages faster than the same felt would inland. It is why we treat a 20-year-old roof in Solana Beach differently than a 20-year-old roof in Escondido.
Here is the rough curve we see across North County. It is not a guarantee, because installation quality and ventilation swing it hard in either direction, but it holds up across hundreds of roofs.

If your tile looks great, that is genuinely good news, because good tile is the expensive, hard-to-source part. When the underlayment underneath has reached the end of its life, the fix is not a tear-off and full replacement of the whole system. It is a lift-and-relay, where we carefully remove and stack your existing tile, strip and replace the underlayment, and set the same tile back down on a fresh waterproof layer.
The hard part is knowing when you have reached that point, because the failure is invisible from the ground. That is what an inspection is for, and it is why we never quote an underlayment job off a photo. We get up there and read the felt directly.
A homeowner off the coast in Carlsbad called us because of a single ceiling stain in a back bedroom. From the street the roof looked immaculate, clean concrete S-tile, no obvious damage, and they were convinced it had to be a plumbing issue instead.
When we got on the roof and lifted tile in the field above that bedroom, the story was clear. The original double-felt underlayment had gone the color and texture of a paper grocery bag. It crumbled between our fingers at the fastener heads and had cracked wide open along a batten line right above the stain. Every nail we pulled was rust-jacketed from the salt air.
The tile itself was in excellent shape, more than good enough to reuse. We walked them through a lift-and-relay: pull the tile, replace all the underlayment with a high-temp synthetic, address a small area of soft decking near the valley, and reset their existing tile. The point we made, and the one that surprised them most, was that the leak they were seeing was not the beginning of a problem. It was the roof telling them the felt had quietly reached the end of a normal service life.
