What a Real Roof Inspection Actually Covers (From a Carlsbad Roofer)

Not every 'inspection' is the same. Here's the difference between a look from the driveway and the detailed check your Carlsbad roof deserves.

A real roof inspection covers the field of the roof, all flashing and penetrations, valleys, ridges, gutters, and the attic underside. On coastal tile roofs it also means checking the underlayment condition, cracked or slipped tiles, and salt-driven corrosion on any metal. A drive-by glance at the shingles is not an inspection.

The field of the roof is only the beginning

When most homeowners picture a roof inspection, they picture someone glancing up at the shingles or tiles and saying it looks fine. That is maybe ten percent of the job. The field, meaning the broad open area of tile or shingle, tells us about UV wear and impact damage, but it rarely tells us where a roof is actually failing.

On our Carlsbad jobs, most leaks trace back to the parts nobody looks at from the ground. Flashing around chimneys and skylights, the valleys where two roof planes meet, and the penetrations for plumbing vents and HVAC curbs are where water finds its way in. A proper inspection spends more time on these transitions than on the open field.

We physically get onto the roof when it is safe to do so, or use a combination of ladder access and drone when the pitch or tile fragility makes walking risky. Either way, we are documenting each area, not eyeballing it.

Flashing, valleys, and penetrations get the most attention

Flashing is the metal that seals the joints where the roof meets a wall, a chimney, or a vent. It is the single most common failure point we find. On older North County homes, the original flashing is often galvanized steel that has rusted through after decades of coastal humidity, or it was caulked instead of properly integrated under the tile.

Valleys carry the most water of any part of the roof, so we check whether the valley metal is intact, whether debris has dammed it, and whether the underlayment beneath has been worn thin. Penetrations, the pipes and vents poking through the roof, rely on rubber boots and collars that dry-rot and crack in our sun. A cracked pipe boot is one of the most frequent leak sources we repair.

On tile roofs, the underlayment is the real story

Here is something a lot of homeowners in Carlsbad, Encinitas, and Rancho Santa Fe do not realize: the clay or concrete tile is not what keeps your house dry. The tile sheds the bulk of the water and protects against UV, but the waterproof layer is the underlayment underneath it. Tile can last fifty to a hundred years, but the felt or synthetic underlayment beneath it typically lasts twenty to thirty.

So when we inspect a tile roof, we are not just counting cracked tiles. We are lifting tiles in representative spots to check the underlayment condition, looking for brittleness, tears, and exposed nail holes. A tile roof can look perfect from the street while the underlayment beneath has failed and is one storm away from leaking. This is exactly the kind of thing a surface-only inspection misses.

The attic tells us what the surface cannot

A large share of the truth about a roof lives in the attic. We go inside with a light and look at the underside of the sheathing for water staining, active moisture, daylight coming through, and any signs of past repairs. Dark streaks on the rafters, rusted nail tips, and a musty smell all point to problems that never show on the surface.

We also check ventilation and insulation while we are up there, because a poorly ventilated attic bakes the underlayment from below and shortens its life. On the coast, we pay attention to condensation patterns too, since our marine layer mornings create moisture that a stuffy attic will trap against the wood.

Gutters, drainage, and the coastal salt factor

Water has to leave the roof somewhere, so we inspect gutters and downspouts for clogs, separation, and improper slope. Standing water at the eave rots fascia and backs up under the lowest course of tile or shingle. In neighborhoods close to the water in Oceanside and Solana Beach, we also inspect every piece of exposed metal for salt corrosion, because ocean air eats galvanized fasteners and flashing far faster than inland air.

The Aviara tile roof that looked flawless from the street

We were called out to a two-story tile home in the Aviara area of Carlsbad after the owner noticed a faint brown ring on a bedroom ceiling. From the street, the concrete tile roof looked immaculate, not a single cracked tile visible, and a previous roofer had told them the roof was 'fine, maybe fifteen more years.'

When we got up top and lifted tiles near the interior stain, the story changed completely. The underlayment across the entire north-facing slope had gone brittle and cracked, and the felt around a plumbing vent had torn where the rubber boot had failed years earlier.
