Tile can outlast the house. The underlayment beneath it usually does not, and that is where maintenance earns its keep.
How do you maintain a tile roof?
Keep valleys and courses clear of debris, replace cracked or slipped tiles promptly, and inspect the underlayment and flashing, which are the actual waterproofing layer. On concrete and clay tile, the tile itself rarely fails; the underlayment beneath it wears out first, so maintenance focuses on protecting and monitoring that layer.
This is the single most misunderstood thing about tile roofs, and it is central to how you maintain one. Concrete and clay tiles are a shield against sun, wind, and impact. They are not, by themselves, the waterproof layer. The actual waterproofing is the underlayment, the membrane rolled out over the decking before the tile goes on.
Tile can easily last fifty years or more. The underlayment beneath it does not. On the coast, with UV bleeding through the tile joints and marine moisture in play, underlayment often needs attention well before the tile shows any age. Understanding this reframes maintenance entirely: you are protecting a layer you cannot see.
A cracked tile is not an emergency the way a hole in a shingle roof is, because the underlayment is still doing its job underneath. But it is an open door. Water gets past the cracked tile, sits on the underlayment, and accelerates wear at exactly that spot. Enough of these over enough seasons and you get localized underlayment failure and a leak.
Slipped tiles, ones that have slid out of position, expose the underlayment to direct UV and leave a gap for wind-driven rain. Both are quick fixes when caught early. We flag and replace them as part of routine maintenance rather than waiting for a leak to announce them.
Tile cracks under concentrated weight if you step wrong, which is why so many tile roofs have hidden damage from prior work by trades who were not roofers, solar installers, painters, satellite technicians. Part of tile maintenance is simply having people on the roof who know how to walk it, on the lower third of the tile, weight distributed, avoiding the unsupported center.
Every crack from a careless footstep is a future leak point. When we do maintenance we also look for this kind of incidental damage from other trades, which is more common than most homeowners realize.
Tile roofs have channels and overlaps that trap organic debris, and that debris holds moisture directly against the tile and the underlayment edges. Leaves and needles packed under tile courses stay damp long after the roof surface has dried, and that sustained moisture is what breaks down underlayment early.
On homes with heavy tree cover, debris removal is not cosmetic. It is one of the highest-value maintenance tasks for a tile roof, because it directly slows the aging of the layer that actually waterproofs the house.
There comes a point where maintenance transitions into a larger project: lifting the tile, replacing the underlayment, and re-laying the same tile. This is common on coastal tile roofs and is far cheaper than a full tear-off because the tile is reused. Good maintenance is what tells you this is coming before a leak forces the decision.
A roof we have inspected for a few seasons gives us a clear read on how the underlayment is holding up, so the re-underlayment gets planned in a dry summer rather than done in a panic mid-winter.

A concrete tile roof in La Costa came onto our maintenance rotation with tile in genuinely excellent shape, the kind that looks like it could go another few decades. On the first inspection we noted the underlayment at the eaves was starting to show the brittleness that comes with coastal UV exposure, but it was not failing.
By the second fall inspection, the eave underlayment had progressed, drying and curling at the edges where the tile overhang let in indirect sun and salt air. Still no interior leak, but the trajectory was obvious. Rather than wait for a storm to push water through the weakest section, we scoped a re-underlayment for the following summer.
Because the tile was in such good condition, the plan was straightforward: lift and stack the existing tile, replace the underlayment across the vulnerable slopes, and re-lay the same tile. The homeowner kept the roof they liked and skipped the far larger cost and disruption of a full tear-off. That decision was only possible because two seasons of maintenance had made the underlayment's condition visible before it became a leak.
