Three single-ply membranes, three very different personalities. Here is how we actually decide between them on a coastal commercial roof instead of just repeating brochure claims.
What is the difference between TPO, PVC, and EPDM roofing?
TPO and PVC are both white, reflective, heat-welded thermoplastic membranes; PVC resists chemicals and grease better and costs more, while TPO gives strong reflectivity and value. EPDM is a black rubber membrane, extremely durable and flexible, but it absorbs heat and its seams are usually glued or taped rather than welded. On reflective coastal roofs we most often specify TPO or PVC.
The cleanest way to understand these three is by chemistry family. TPO and PVC are thermoplastics, which means their seams are heat-welded and the material can be re-melted for repairs. EPDM is a thermoset rubber, which means once it is cured it will not re-melt, so its seams are joined with adhesives or seam tape instead of a welder.
That single distinction drives most of the practical differences. Welded seams are, in our experience, the most reliable part of a thermoplastic roof and the most common failure point on an older EPDM roof. It is not that EPDM is bad; it is that the seam technology is fundamentally different and ages differently.
One more practical note before the details: all three of these are single-ply membranes, meaning one manufactured layer rather than the multiple layers of an old-school built-up tar-and-gravel roof. Owners sometimes lump every flat roof together, but a single-ply membrane behaves nothing like a built-up roof, and the choice among TPO, PVC, and EPDM is a choice within the single-ply family, not a return to the old hot-mopped systems many of these are replacing.
EPDM is black. That is its traditional and most common color, and black absorbs heat instead of reflecting it. On an inland roof in a cold climate that can be an advantage. On a coastal Southern California roof loaded with rooftop AC, a black membrane works against you and against Title 24, which pushes hard toward cool, reflective surfaces on low-slope roofs.
TPO and PVC are white by default and highly reflective. That is why, when a client in Encinitas or Solana Beach asks us to compare all three for a flat roof, the reflectivity requirement often narrows the field to the two thermoplastics before we even discuss price. White EPDM exists, but it is far less common and does not change the seam story.
PVC costs more than TPO, and we do not recommend it just to pad an estimate. Where it genuinely pulls ahead is chemical and grease resistance. If a roof sits over a restaurant with kitchen exhaust, or takes grease-laden air, or handles certain industrial discharges, PVC holds up where TPO can be attacked and prematurely fail.
PVC has also been in the field longer with a very long track record, and its seams are exceptionally strong. The tradeoff is that PVC can become more brittle as it ages and its plasticizers migrate out over decades. For a straightforward retail or warehouse roof with no grease exposure, TPO usually delivers the better value without giving up much.
EPDM is genuinely tough. It handles extreme temperature swings, stays flexible in cold, and resists UV and ozone very well as a rubber. For large, simple roofs with few penetrations, an EPDM sheet can go down fast and cheap in very wide rolls, and a well-installed one can last decades.
The catch on the coast is the heat absorption and the glued seams. We rarely specify black EPDM for a reflective coastal roof where cooling load and Title 24 are in play. Where we do see EPDM working well is on shaded roofs, inland projects, or where an owner specifically wants rubber and understands the reflectivity tradeoff.
This is the table we more or less carry in our heads when we walk a flat roof and start scoping. Treat it as a starting point; the right choice always comes down to the specific building, its exposure, and what is on the roof.
An owner in Vista called us to bid a flat roof over a building with a busy commercial kitchen. Two other bids had quoted TPO, which is cheaper, and on paper it looked like the obvious choice. When we got on the roof, the exhaust fans were coating the surface downwind of the hood with a greasy film, and the old membrane in that zone was visibly degraded and soft.
We recommended PVC instead, specifically because of its grease resistance, and explained exactly why the cheaper TPO bids would likely fail early in that grease-exposed zone. The owner understood the reasoning and went with PVC. That is the kind of call that only comes from actually reading the roof rather than defaulting to the lowest-cost membrane.
The takeaway is not that PVC is better than TPO. It is that these membranes are tools, and matching the tool to the exposure is the whole job. For most coastal roofs without grease, we would have specified TPO in a heartbeat.
