Tile Roofing
Homeowners are often baffled: the tiles are whole, yet the ceiling is staining. On a tile roof, the tile is not the waterproof layer. What is underneath it is.
Why does my tile roof leak when no tiles are broken?
Because tile is not the waterproofing on a tile roof, the underlayment beneath it is. Tile sheds the bulk of the water and protects the felt from sun, but wind-driven rain always gets under tile. When the underlayment ages, cracks, or was cheap to begin with, water passes through even with perfectly intact tile. Leaks also commonly start at flashing, valleys, and penetrations rather than the tile field itself.
This surprises almost every homeowner: on a tile roof, the tiles are not the waterproof barrier. They are the sun shield and the first line of defense. The real waterproofing is the underlayment, the felt or synthetic membrane laid over the deck before the tile went on.
Water routinely blows under tile in wind-driven coastal rain. That is by design. The system expects it, and the underlayment carries that water down to the eave. So when the underlayment fails, the roof leaks even though not a single tile is cracked. People stare at their whole tiles and cannot understand it, but the tile was never doing that job.
In our experience across North County, most leaks under intact tile trace to a short list of usual suspects. Flashing at walls and chimneys tops it. Valleys where two slopes meet channel enormous volumes of water and fail when the metal corrodes or the underlayment beneath tears. Penetrations, plumbing vents, skylights, solar mounts, are chronic offenders.
The tile field itself is rarely the leak point when tiles are whole. The water is finding a seam, a corroded fastener hole, a lifted flashing edge, or a spot where thirty years of sun finally cooked the felt to dust.

The old standard was 30-pound felt, and near the coast it does not last the way manufacturers imply. Trapped heat under dark tile bakes it, and the daily humidity swings of the marine layer cycle it wet and dry over and over. We regularly pull 20-year-old felt off Carlsbad and Oceanside homes that is cracking and powdery while the tile above it still has decades left.
That mismatch, long-life tile over short-life felt, is the central fact of tile roofing here. Modern synthetic underlayments last far longer, which is why a proper underlayment reroof keeps the original tile and just renews the layer that actually wears out.
Tile leaks are notorious for showing up far from their source. Water enters at a valley, tracks along a batten or a rafter, and drips through the ceiling ten feet away. Chasing the stain gets you nowhere.
We work backward from the interior evidence, then lift tiles methodically to read the underlayment and follow the water's path uphill. Sometimes we run a controlled water test, wetting the roof in stages, to pin the exact entry point before we open anything. Guessing is expensive on a tile roof, so we prefer to prove it first.
An Oceanside homeowner had a brown ring on a bedroom ceiling that grew a little with each rain. Two previous handymen had caulked tiles at random near the stain and charged for it. Nothing worked, because the entry point was nowhere near the stain.
We started inside, traced the framing above the ceiling, and found the water was arriving along a rafter that ran up to a roof-to-wall junction near a valley. On the roof, every tile in that area was whole. The problem was the sidewall flashing: its top edge had pulled loose and the underlayment behind it had torn at the valley terminus.
We rebuilt the flashing, replaced the torn underlayment in that valley section, and reseated the original tiles. The stain never returned. The owner had spent a season blaming intact tiles when the tiles were the only part doing their job.
