Why does a tile roof leak when the tiles look fine?
On most tile roofs, the tiles are a rain shield, not the actual waterproof layer. The real barrier is the underlayment beneath them, so a leak usually means the underlayment has aged out or the flashing has failed, even while the tiles above look flawless.
This surprises almost every homeowner we talk to in Carlsbad and Encinitas. Clay and concrete tiles are heavy, durable, and they shed the bulk of the rain, but they are not what keeps water out of your house. Water routinely gets under and between tiles, especially in wind-driven rain. The layer that actually stops it is the underlayment, a waterproof membrane laid across the roof deck before the tiles ever go on.
So when a tile roof leaks, the tiles can look absolutely perfect from the street and the problem can still be very real. The tiles are doing their job. It's the hidden layer underneath that has given out. That's why we tell people not to judge a tile roof by how good it looks from the ground.
The original felt underlayment on a lot of North County homes from the 1980s and 1990s was rated for maybe 20 to 30 years. Meanwhile the tiles themselves can last 50 years or more. That mismatch is the single most common reason we get called out to a tile roof that has started leaking. The tiles have decades of life left, but the paper under them has turned brittle and cracked.
Our coastal climate speeds this up in ways inland roofs don't see. The daily marine layer keeps things damp in the mornings, then the afternoon sun bakes the deck. That constant wet-dry-wet cycle, repeated for years, breaks down felt underlayment faster than the manufacturer's rating assumes. By the time the January through March rains arrive, an already-fragile membrane finally lets water through.
If the underlayment isn't the culprit, the leak is almost always at a transition point. Flashing is the metal that seals where the roof meets something else, a chimney, a skylight, a wall, a plumbing vent, or a valley where two roof planes come together. These are the spots that take the most abuse and the first to fail.
On the coast, salt air corrodes older galvanized flashing and fasteners. We regularly pull back tiles near a chimney or a stucco wall in Carlsbad and find flashing that has rusted thin or pulled loose, while the tiles around it are pristine. Valleys are another classic. They funnel a huge volume of water during a storm, and if the valley metal or its underlayment has degraded, that's where it comes in.
Tile roof leaks are sneaky because water rarely drips straight down. It gets past the underlayment, runs along a rafter or the top of the deck, and travels several feet before it finds a place to drop. The stain that finally shows up on your bedroom ceiling might be nowhere near the actual failure point on the roof.
This is also why a small leak can go unnoticed for a full rainy season. The water soaks into sheathing and framing, dries out during our long dry summers, and leaves only a faint mark. By the time it's obvious, you may be looking at rotted decking or damaged insulation on top of the original repair. Catching it early is the whole game.
You can't fix what you can't find, and finding a tile roof leak means getting under the tiles. A proper inspection involves carefully lifting tiles in the suspect area, checking the underlayment for cracks and shrinkage, and examining every piece of flashing for corrosion or separation. We also look at the batten system and the deck itself for signs of past water travel.
The good news for coastal homeowners is that because the tiles usually still have decades of life, the fix is often about restoring the layers underneath rather than tearing the whole roof off. A targeted repair, or an underlayment replacement that reuses your existing tiles, is frequently the right call. But that only works if the diagnosis is done right the first time.
