What causes most roof leaks and how are they fixed?
Most roof leaks come from failed flashing, cracked or slipped tiles, worn underlayment, and clogged valleys, not from holes in the field of the roof. The right fix targets the actual water entry point and the layer beneath it, rather than smearing sealant over the stain, which almost always fails again.
The single biggest misunderstanding we run into is that a leak is a hole directly above the stain. It almost never is. Water enters at a weak point, then follows the path of least resistance along rafters, decking seams, and framing until it finds a place to drop.
That's why the honest answer to 'where's my leak' is 'let me get on the roof and find where the water actually gets in.' Guessing from the ceiling wastes money on patches that don't touch the real problem.

Homeowners think the tile keeps water out. On a tile roof, the tile is really the sun-and-impact shield. The underlayment underneath is the actual waterproof membrane. Water gets past tile all the time during wind-driven rain, and the underlayment is what sends it back out to the eave.
When that underlayment ages and cracks, intact tile above it no longer protects you. That's one of the trickiest leaks to diagnose, because from the ground the roof looks perfect. The fix is to lift the tile in the affected area, replace the underlayment, and reset the tile. No amount of top-side sealant substitutes for it.
Finding a leak is detective work. We start inside, noting where the water appears and reading the framing to guess the uphill direction water might be traveling from. Then we get on the roof and inspect every penetration, valley, and transition uphill of that point.
When it isn't obvious, we test with water, isolating one section at a time so we're confident we've found the true entry point and not just a coincidence. Only then do we open the roof and confirm what's happening beneath the surface. It's slower than slapping on sealant, but it's the difference between fixing the leak and postponing it.
This is also why we ask homeowners a lot of questions before we climb up. When did the leak first appear? Does it show up in every rain or only in wind-driven storms? Has anyone worked on the roof before, and where? The answers narrow the search considerably. A leak that only appears in wind-driven rain points us toward marginal flashing or lifted tile on the windward slope, while a leak that shows in every rain tends to mean a failure that's open all the time. Reading those patterns first saves time on the roof and gets us to the real cause faster.
One more thing worth saying plainly: a leak that has been active for a while is rarely just a roofing problem by the time we see it. Water that has run along framing for a season can soak insulation, stain drywall, and start rot in the decking. When we quote a repair, we're honest about the fact that fixing the roof is step one, and that any water damage below may need attention too. Pretending the leak is only skin-deep does the homeowner no favors.
A homeowner in Oceanside had paid twice to have the same leak sealed. Both times someone climbed up, found a nearby crack, and troweled roofing cement over it. Both times the leak came back with the next real rain.
When we investigated, the actual entry point was a skylight several feet uphill from where the water was showing. The skylight's flashing had corroded on the low side and the sealant had let go. Water was running down the deck, past the spot everyone had been patching, and dropping through at the ceiling. We replaced the skylight flashing, re-integrated it with the underlayment, and the leak stopped. The lesson we share often: the stain is a symptom, and the fix has to reach the cause.
What made this one instructive was how ordinary it was. There was nothing exotic about the failure, just a corroded skylight flashing acting exactly the way coastal metal does over time. The reason it had defeated two prior attempts wasn't difficulty; it was that nobody had followed the water uphill to find where it actually entered. Once you do that, the repair itself is usually straightforward. The skill isn't in the sealant, it's in the diagnosis, and that's the part worth paying for.
