After tracing hundreds of leaks across Carlsbad and North County, the same handful of failure points keep showing up. Almost none of them are the shingles or tile field you're staring at.
Where do most roof leaks actually come from?
Most roof leaks originate at penetrations and transitions, not the open field of the roof. Flashing around chimneys, vents, skylights, and wall junctions, plus valleys and worn pipe boots, account for the large majority of leaks we repair in North County. The waterproof underlayment beneath the tile or shingle is the real barrier, and leaks start where that layer is interrupted.
When a homeowner in Carlsbad calls about a leak, they almost always point up at the tile or shingle field and assume that's where water got in. It rarely is. The broad, uninterrupted expanse of a roof slope is engineered to shed water, and it does that job well for decades. Water hits it and runs off. There's nothing to stop, pool, or redirect it.
The vulnerable spots are everywhere the roof gets interrupted. Every pipe, vent, chimney, skylight, and wall that pokes through the surface creates an edge, and every edge needs flashing and sealing to stay watertight. Those transitions are where the waterproofing has to be built by hand, and they're where it eventually fails.
Homeowners think the tile or the shingle is the waterproof layer. It isn't, entirely. On a tile roof especially, the tile is the sun-and-impact shield. The real water barrier is the underlayment stapled to the deck beneath it. Wind-driven rain regularly blows under tile, runs down the underlayment, and off the roof. That's by design.
So a leak usually means the underlayment has a hole, a lap that's come apart, or a fastener that was driven through it in the wrong place. On older Carlsbad homes we frequently find brittle, sun-baked felt underlayment that has simply run out of life while the tile above it still looks perfect. After enough repairs, patterns emerge. Here's roughly how the leaks we chase break down by source, along with the season we see each one worst in North County's mild, mostly-dry-then-suddenly-wet climate.
Roofs here don't fail the way roofs in wetter climates do. We get long, dry, UV-heavy summers followed by concentrated winter rain. That cycle is brutal on sealants and rubber pipe boots. They bake and crack in July, then get hit with the first atmospheric river in December, and that's when the phone rings.
Closer to the water in Oceanside, Encinitas, and Del Mar, salt air accelerates corrosion on metal flashing and fasteners. We see rusted-through valley metal and flashing on coastal homes that would still be solid a few miles inland. The salt-and-sun combination is specific enough that we wrote a whole coastal roof protection guide around it.
Because the entry point and the drip point are usually far apart, we don't start by tearing into the roof. We start on the inside, map the stain, then go up top and inspect the penetrations uphill of it. Water travels along rafters and underlayment before it drops, so the wet spot on your ceiling is almost never directly below the hole.

A homeowner off a ridge street in Carlsbad called about a brown stain spreading across a bedroom ceiling every time it rained hard. They'd already had someone out who resealed the nearest tile, and the leak came back with the next storm.
When we got on the roof, the tile field above the bedroom was fine. The problem was six feet uphill, where a plumbing vent's rubber boot had cracked from years of sun. Water ran in there, tracked down the underlayment, and dropped onto the ceiling well below the actual entry.
We replaced the boot with a coastal-grade one, checked the surrounding underlayment for staining, and water-tested before leaving. No return visit. The lesson we repeat constantly: the leak is almost never where the stain is.
