Tile Roofing
A cracked or out-of-place tile looks minor from the driveway. Up on the roof, it usually tells a longer story about foot traffic, fasteners, and the felt underneath.
How do you repair a cracked or slipped roof tile?
A cracked concrete or clay tile is lifted out, the underlayment beneath it is inspected, and a matching tile is set back with the correct wire tie, foam adhesive, or nail depending on the field position. A slipped tile usually means a broken nose, a failed fastener, or displaced batten, so we fix the cause before reseating the tile. On coastal Carlsbad roofs we also check the tiles around it, because one slip often signals brittle edges nearby.
Most cracked tiles we see in North County did not fail on their own. They were stepped on. A cable installer, a solar tech, or a previous roofer walked the field wrong, put a heel on the unsupported nose of a tile, and left a hairline crack that opened up months later under thermal cycling. The salt-heavy marine air near the coast makes older concrete tiles more brittle at the edges, so they chip and snap easier than an inland roof of the same age.
Slipped tiles have a different set of causes. The nose lug that hooks over the batten can break off. The nail or wire tie holding the head of the tile can corrode, especially within a mile or two of the water in Carlsbad and Oceanside. Or the wood batten itself rots and lets the whole course creep downhill. When we get a call about one tile hanging low, we are already thinking about what is going on under it.
The right fix depends on where the tile sits and how it was originally fastened. A field tile in the middle of a slope is handled differently than a tile in the first course above the eave or one tucked against a wall. We lift the surrounding tiles with padded bars, expose the target, and look at the felt before anything goes back down.
That underlayment check is the part homeowners never see and the part that matters most. If the tile cracked because water has been sneaking past it, the felt below is often the real repair. Putting a pretty new tile over rotted paper just hides the leak for another season.

Fastener choice is not a detail we treat casually here. Standard bright nails and plain steel ties rust out fast in the marine layer that rolls over Encinitas and Solana Beach most mornings. We use stainless or hot-dipped galvanized fasteners on coastal repairs so the fix does not become next year's slipped tile.
Tile color and finish also weather differently by the ocean. A replacement tile pulled from a bone-dry inland warehouse can look glaringly new against fifteen years of sun and salt fade. We account for that when we source the match, and we will tell you honestly when a perfect blend is not realistic.
If we lift a cracked tile and find the felt is dry, the battens are sound, and neighbors are solid, that is a genuine one-tile repair and we treat it as one. Nobody needs to upsell a healthy roof.
But when the crack sits above a water stain in the ceiling, or the surrounding tiles crumble when touched, or the underlayment is powdery and torn, one tile is not the story. A homeowner in Vista called about a single tile hanging low over the garage after a windy week. From the ground it was obviously the whole problem, or so it seemed. We set ladders, walked the roof carefully, and lifted the slipped tile plus the four around it.
The nose lug had snapped, which explained the slip. But the felt underneath was black, torn, and soft, and the batten had gone spongy. Water had been tracking behind that course for years, wicking along the wood rather than dripping through, which is why no ceiling stain ever showed up inside.
We opened a small section, replaced the rotted battens and felt with a coastal-rated underlayment, reseated the original tiles with stainless fasteners, and blended in two matching replacements for the cracked pieces. It became a half-day section repair instead of the five-minute tile swap the owner expected, but it stopped a leak that would have reached the framing within another wet winter.
