Is clay tile good for homes in salty coastal air?
Yes. Clay tile is one of the best roofing materials for salty coastal air because fired clay is chemically inert. It does not corrode, rust, or absorb salt-laden moisture the way metal and porous materials do. The vulnerable parts of a coastal clay roof are the metal flashings and fasteners, not the tiles, so the right approach is pairing clay with corrosion-resistant metals and a robust underlayment beneath.
Salt is corrosive and it is hygroscopic, meaning it pulls and holds moisture. On a coastal roof, salt settles onto every surface and then invites dampness to linger. That combination is brutal on metal, which rusts, and on porous materials, which absorb the salty moisture and slowly degrade.
We see the pattern constantly on homes near the water: metal roofs streaking with rust at the seams, fasteners bleeding, coated products chalking on the weather side. Salt air is not dramatic like a storm. It is patient, and it wears things down.
Fired clay is essentially a ceramic. It has been heated to the point where it is chemically stable and dense. It does not rust because there is no metal to oxidize.
