Flat Roofing
Standing water is the single most common thing we find on low-slope roofs in Carlsbad, and it is almost never a membrane problem first. It is a drainage problem.
Is ponding water on a flat roof a serious problem?
Yes. Water that sits on a flat roof longer than 48 hours after rain accelerates membrane breakdown, grows algae that holds moisture, adds structural load, and voids most membrane warranties. On our coastal projects the bigger issue is that ponded water combined with morning marine layer humidity keeps the roof wet almost constantly, so UV and chemical breakdown of the membrane runs faster than it would inland. Ponding is a symptom of poor slope or clogged drainage, and it needs to be corrected, not just patched over.
In the trade we define ponding as water that remains on a roof surface 48 hours or more after rain stops, under normal drying conditions. A few puddles that dry by the next afternoon are not ponding. A dark, ring-stained low spot that still holds water two days after a storm is.
The reason the 48-hour line matters is that most single-ply membrane and modified-bitumen warranties specifically exclude damage from ponding, and they use that same window. So it is not just an engineering concern, it is a warranty and insurance concern too.
Flat roofs are never truly flat. A properly built low-slope roof has at least a quarter-inch of fall per foot toward drains or scuppers. When that slope is missing, was never built in, or has been flattened by settling and re-roofing, water has nowhere to go.
Two coastal factors make ponding worse here than it would be in a dry inland climate. First is the marine layer. On homes in Carlsbad, Encinitas, and along the coast, the roof is damp from morning fog through mid-morning most of the year. A roof that already ponds never gets a chance to fully dry, so the standing water and the humidity work together.
Second is our rain pattern. San Diego gets most of its rain in short, intense winter bursts. A roof drainage system that would slowly shed a steady drizzle gets overwhelmed by a heavy atmospheric-river storm, and low spots that looked fine for months suddenly hold two inches of water.
The third thing we see constantly is debris. Coastal properties collect a surprising amount of wind-blown material, plus organic litter from the native landscaping people favor here. Clogged drains and scuppers turn a minor slope problem into a genuine ponding problem.
When we climb onto a roof with ponding, we are looking to sort the cause into one of three buckets, because the fix is completely different for each.
The most durable fix for a genuine slope problem is tapered insulation. We install rigid insulation board cut at a factory-set taper so it builds a positive slope toward the drains, then install the new membrane over it. It solves the water problem and improves the roof's thermal performance at the same time.
For smaller low spots, we sometimes use a self-leveling or ramped patch of compatible material to nudge water toward the nearest drain. This is a targeted repair and works well when the overall roof is sound and only one or two spots pond.
Where the deck itself has sagged, we address the framing first. Adding membrane over a structural bow just recreates the bowl. We have walked away from quick patch jobs that other crews would have taken, because we could feel the deck moving underfoot, and that is a structural conversation with the homeowner, not a coating sale.

Ponded water is heavy. Water weighs about five pounds per square foot per inch of depth, so a broad two-inch pond over a patio-cover section adds real dead load the roof was not designed to carry permanently.
It also breeds a thin algae and biofilm layer that stays wet and holds moisture against the membrane long after the visible water is gone. On coastal roofs we frequently find the membrane below a ponding area is chalky, brittle, and years older in condition than the rest of the roof.
Finally, standing water finds the smallest seam or flashing weakness. A pinhole that would never leak on a sloped section becomes an active leak under a two-inch pond, because there is constant hydraulic pressure pushing water into it.
If your roof holds water for a day and clears on its own the next, keep an eye on it and make sure your drains are clear before winter. If it holds water 48 hours or more, if you see dark ring stains, or if you have any interior signs of moisture, get it looked at before the wet season.
A good inspection tells you which of the three causes you have, and that determines whether you are looking at a simple drain cleaning or a re-slope. Guessing wrong wastes money on both ends.
We were called out to a home just east of the 5 in Carlsbad where a flat patio-cover addition had a persistent stain on the underside of the ceiling below it. The homeowner had already paid another crew to patch the same spot twice, and it kept coming back after every heavy rain.
When we got on the roof between storms it was dry, which is why the previous patches probably looked fine on install day. But the membrane over the patio section showed a clear dark ring about eight feet across, and the surface inside that ring was noticeably chalkier and more brittle than the rest of the roof. That ring is the ghost of a pond.
The addition had been framed dead flat, with no positive slope built in, and the single scupper on the low edge was partly blocked by a bead of old sealant someone had smeared there. Water pooled in the center, sat for days, and eventually found a seam.
We cleared and reworked the scupper, installed tapered insulation across the patio section to build a real slope toward it, and re-membraned that area tying cleanly into the sound existing roof. The interior stain was sealed and repainted by the homeowner afterward and, through the following winter, stayed dry. The fix was not another patch. It was giving the water somewhere to go.
