On tile roofs the waterproofing is the underlayment beneath the tile, not the tile itself, and that underlayment typically lasts 20 to 30 years. Many Scripps Ranch homes from the 1980s and 1990s are now past that window, so we lift and reset the original tile over fresh underlayment. The tile you see can outlast two or three underlayments.
