North County Inland
Rancho Bernardo is one of San Diego's original master-planned communities, and it shows in the roofs. Drive through Westwood, the Trails, or the Seven Oaks active-adult neighborhoods and you'll see tract after tract of concrete tile laid down from the 70s through the 90s. Uniform on the outside, aging on the inside, which is exactly where our work comes in.
We're based in Carlsbad and RB is a manageable trip down the 15 for our crew. Tile is our specialty, and that's fortunate for a community where the overwhelming majority of homes wear it. Most RB roofs we look at have tile that's still doing its job while the felt underneath has quietly reached the end of the line.
RB is HOA territory through and through, and several of its associations, including the well-known active-adult communities, enforce roof appearance standards. A repair that leaves mismatched tile is a repair that gets a letter from the association. We source and blend discontinued profiles so the finished roof reads as one, and we're glad to provide documentation for architectural review.
The community also sits against canyons and open space, and the 2007 Witch fire reached into RB and destroyed homes here. That history keeps fire exposure front of mind on the canyon-edge streets, where we pay attention to ember-resistant venting, clean valleys, and Class A assemblies rather than treating RB as a purely suburban, low-risk area.
We serve Rancho Bernardo with tile repair and re-roofing, including lift-and-relay over new underlayment when the tile is still sound, along with flat and low-slope sections, flashing and skylight work, and ridge and mortar repair. We handle HOA tile matching and paperwork, and we address fire-hardening for canyon-edge homes. Every project begins with a hands-on inspection so the scope is clear.
My Rancho Bernardo tile roof looks fine but leaks. Do I replace it?
Usually you don't need to replace the tile itself. On RB's 70s-through-90s tracts, the concrete tile commonly outlasts the underlayment beneath it, so the fix is a lift-and-relay over new underlayment, reusing your existing tile and swapping only broken pieces. We confirm which approach you need after inspecting the deck and tile condition.
