Five systems, five very different personalities. Here is how they really compare after we have installed and repaired all of them along the coast.
What are the main flat roof systems and how do they compare?
The five common low-slope systems are TPO, PVC, SPF (spray polyurethane foam), modified bitumen, and built-up roofing (BUR). TPO and PVC are single-ply welded membranes that reflect heat and suit conditioned buildings. SPF is a seamless sprayed foam ideal for complex shapes. Modified bitumen is a tough, forgiving asphalt-based system good for smaller and detached structures. BUR is the classic tar-and-gravel built-up roof, heavy and proven but less common on new work. Each wins in a specific situation rather than across the board.
TPO and PVC look similar on the roof. Both are single-ply sheets, both are heat-welded at the seams, and both come in reflective white that helps with Title 24 and summer heat. The difference is chemistry. PVC handles chemical exposure, grease, and standing water better, which is why we specify it for restaurant roofs and rooftop decks. TPO is more cost-effective and performs well on ordinary conditioned buildings.
On the coast we like both because the reflective surface fights UV, which is the main thing aging a membrane a mile from the water. When someone asks which is better, the honest answer is that PVC is the premium choice where chemicals or ponding are in play, and TPO is the value choice everywhere else.
Spray polyurethane foam is sprayed on as a liquid that expands and cures into a seamless, insulating layer, then it gets a protective coating on top. Because it is seamless and self-flashing, it shines on roofs with lots of penetrations, odd parapets, or where you want to add slope and insulation in one step. It is also excellent for stopping ponding because you can build slope right into the foam.
The catch is that SPF lives and dies by the coating. The foam must be re-coated on schedule, usually every 10 to 15 years, or UV eats it. On a well-maintained building it is a genuinely long-lived system. On a neglected one it fails fast. We only recommend it to owners who will keep up the coating.
Modified bitumen is the modern descendant of the old tar-and-gravel roof. It comes in rolls with a rubberized asphalt cap and is applied by torch, hot mop, or cold adhesive. It is tough, forgiving to install, and hard to beat for detached garages, small additions, and situations where a bulletproof surface matters more than reflectivity.
BUR, built-up roofing, is the true tar-and-gravel system: multiple plies of felt and asphalt topped with gravel. It is heavy, it is proven, and it is still the right call on some historic and gravel-surfaced buildings. But it is labor-intensive and less common on new residential work because single-ply and mod-bit do the same job faster and lighter.
This is the table we wish every homeowner had before the first sales call. Lifespans assume proper install and maintenance in our coastal climate.
We do not have a house favorite. We have a house process. If the building is conditioned and near the water, we are usually between TPO and PVC. If it ponds or has restaurant exhaust, PVC. If the roof is a maze of pipes and curbs, we look hard at SPF. If it is a detached structure, mod-bit is often the smart, economical answer. BUR shows up mostly on matching repairs to existing gravel roofs.
The single biggest factor in whether any of these lasts is install quality, especially seam welds and flashing details. A perfectly chosen membrane installed poorly will lose to a modest membrane installed right, every time.
None of these five systems is a bad product. They are tools for different jobs. The mistake is not choosing the wrong system, it is choosing before you understand the building. When we lay out flat roof systems for a client, we present the two or three that genuinely fit and explain the trade-offs rather than pushing one line.
A small mixed-use property in Oceanside had a roof we ended up dividing into three systems, which sounds like overkill until you see the roof. The main conditioned section over the retail space was a clean field, so we used reflective TPO to hit Title 24 and keep the store cool.
The back section sat over a food-prep area with a grease exhaust fan, and the old membrane there was slick and degraded from grease. That got PVC, which resists the chemicals that were eating the previous roof.
Finally, a tight utility area behind the parapet was a nightmare of pipes and conduit. Rather than cut and weld dozens of penetrations, we sprayed SPF, which sealed around everything seamlessly and added a little slope to kill a ponding spot. Three systems, each doing what it does best, on one roof. That project is the clearest example I give when people ask which system is best.
