Flat Roofing
The open field of a flat roof rarely leaks. The leaks live at the edges, the seams, and everywhere the roof meets something else. That is where we look first.
Where do flat roofs usually leak?
The large majority of flat roof leaks start at seams and flashings, not in the open field of the membrane. Seams are where two sheets of membrane join, and flashings are where the roof meets a wall, a curb, a vent, a skylight, or the roof edge. These transitions carry the most stress and the most weathering, so they fail first. On coastal North County roofs, salt air and constant thermal movement work the seams loose over time, which is why a leak-tracing inspection here almost always starts at the details rather than the middle of the roof.
The middle of a flat roof, the open field, is a single continuous surface with nothing pulling on it. It is the easiest part of the roof and it almost never fails first. Every leak we chase tends to lead back to a transition.
Seams are where two pieces of membrane are joined, whether heat-welded, adhered, or torched depending on the system. That joint is only as good as the day it was made, and it lives under constant thermal expansion and contraction that works it back and forth.
Flashings are the transitions: roof to parapet wall, roof to vent pipe, roof to skylight curb, roof to the perimeter edge metal. Every one of those is a place where the waterproof plane has to turn a corner or wrap an object, and corners are where waterproofing is hardest to get right and easiest to lose over time.
Salt air is the quiet enemy here. On homes close to the water in Carlsbad, Oceanside, and Del Mar, the metal flashings and fasteners corrode faster than they would inland. A rusted termination bar or a corroded fastener lets the flashing lift, and once it lifts, wind-driven rain gets behind it.
Thermal movement is the other factor. The daily heat-up and cool-down cycle works every seam and every flashing joint. Over years that movement fatigues adhesives and welds, and it is why an old seam that was fine for a decade suddenly starts weeping.
Wind matters too. Coastal wind drives rain sideways and up under edge details in a way that a gentle vertical rain never would. A flashing that sheds a straight-down rain can leak badly in a storm blowing off the ocean.
When we trace a leak on a flat roof, we work the details in a consistent order because these are the usual suspects.
The leak inside the house is rarely directly below the failure on the roof. Water enters at a seam or flashing, travels along the underside of the deck or across the insulation, and drips down somewhere else entirely. Chasing the interior stain up to the ceiling and assuming the hole is right above it is how people repair the wrong spot.
We start at the details uphill of the interior stain and inspect the seams and flashings for lifted edges, open laps, cracked sealant, corroded metal, and any spot where the membrane termination has pulled loose. Often we can find it by eye and by probing the seam with a tool.
When it is not obvious, we use targeted water testing, isolating and flooding one detail at a time to reproduce the leak, so we fix the failure and not just the nearest suspicious-looking spot.

A proper seam repair is not a bead of caulk over the top. We clean the area, cut back any failed material, and re-weld or re-adhere the seam with compatible material, then reinforce the repair so it is at least as strong as the original joint. On single-ply we heat-weld; sealant alone over a bad seam is a temporary bandage that fails by the next season.
For flashing failures, we rework the whole detail: new termination, new metal if the old is corroded, and the membrane properly turned up and sealed to the vertical surface. Cutting corners on the metal in a salt-air environment just means we are back in two years.
The goal is that the repaired detail is genuinely rebuilt, not smeared over. A smeared-over flashing looks fine on a dry day and leaks in the first sideways storm.
One or two failed seams on an otherwise sound roof is a repair, full stop. But when we walk a roof and find seams opening in multiple places, it usually means the adhesive or weld across the whole roof is fatiguing, and repairing them one at a time is chasing a moving target.
Similarly, if the flashings are all original, all corroded, and all near the end, addressing them one detail at a time is not economical. That is a conversation about a bigger scope of work.
The honest read comes from the pattern, not the single leak. That is what a real inspection is for, and why we do not quote a flat-roof repair off a phone description of a ceiling stain.
A homeowner in Oceanside had a stain on their interior ceiling and had already had someone out who sealed the roof directly above it. The leak came right back with the next storm, and by then they were frustrated and convinced the whole roof was shot.
When we traced it, the interior stain was well downhill of the actual failure. Water was entering at a wall flashing where the roof turned up against a parapet, running along the top of the insulation, and dripping down a good three feet away from where it entered.
The termination bar at the base of that wall flashing had corroded, which we see constantly this close to the ocean, and the metal had lifted just enough that wind-driven rain off the water pushed up behind it. On a calm, straight-down rain it might not have leaked at all, which is exactly why it was confusing.
We stripped the failed flashing, replaced the corroded metal, and rebuilt the detail with the membrane properly turned up and terminated. The previous sealant job over the field had never touched the real problem. Through the following winter, including a couple of genuine coastal storms, the ceiling stayed dry. The takeaway we shared: on a flat roof, find where the water gets in, not where it comes out.
