Why is water pooling on my flat roof and is it a problem?
Ponding water usually means the roof has low spots, clogged or poorly placed drains, or sagging in the deck or insulation. Water that sits for more than a couple of days accelerates membrane breakdown, grows algae, and adds weight, so it is worth addressing even in our short rainy season. The fix ranges from cleaning drains to adding tapered insulation, depending on the cause.
A properly built flat roof is never dead level. It is designed with a slight slope, usually built into tapered insulation or the deck framing, so water runs toward drains or scuppers instead of sitting still. When you see water pooling and staying there a day or two after rain, something has interrupted that intended drainage path.
In San Diego we do not get a lot of rain, but when the winter storms come through they come in bursts. That means a roof can look fine for months, then hold a pond for days after a single wet week. Because the dry stretches are so long, ponding often goes unnoticed until it has already been quietly damaging the membrane.
Clogged drains are the number one culprit, and in our region the debris is often eucalyptus leaves, pine needles, and blown grit that collect over the dry months and then dam up the first big rain. A drain that cannot breathe turns the surrounding area into a shallow pool almost instantly.
Beyond clogged drains, we find sagging in the roof deck or compressed, water-logged insulation that has created a low bowl. Sometimes the original slope was simply inadequate, or a rooftop HVAC unit was added later and blocked the natural drainage line. Each of these has a different fix, which is why diagnosis comes before any repair.
Standing water is hard on every membrane. Constant moisture speeds up the chemical breakdown of the roof surface, and here the problem is compounded by UV: sunlight cooking a shallow pond accelerates degradation and encourages algae and organic growth that hold even more moisture against the membrane.
There is also a weight issue. Water is heavy, and a broad pond adds real load to the structure. On an aging deck that added weight can deepen the sag, which deepens the pond, in a slow feedback loop. And if the ponding sits over a seam or a marginal flashing detail, it dramatically raises the odds that a small weakness becomes an active leak.
The lightest fix is drainage maintenance: clearing drains and scuppers, adding drain strainers, and setting up a pre-rain cleaning routine so debris never gets the chance to dam up. On a lot of roofs this alone solves borderline ponding.
When the roof surface itself has low spots, we correct the slope with tapered insulation crickets that redirect water toward the drains, or we rebuild the affected area. If the membrane has already been weakened by long-term ponding, a silicone roof coating can both restore the surface and, applied with slope in mind, help move water off the low areas. The right combination depends entirely on what we find when we walk the roof.
A little water that clears within a day or two of rain is generally not an emergency, though it is worth logging where it happens. Water that lingers for days, stains that appear on the ceiling below, or ponds that keep growing season over season all warrant a professional look before the next storm cycle.
The best time to deal with ponding in San Diego is during our long dry stretch, not in the middle of a January storm.
