Accessory dwelling units are booming across North County, and the roof is where a lot of them go sideways. A small footprint magnifies every drainage and tie-in mistake.
What is different about roofing an ADU versus a full house?
An ADU roof is small, but the details are harder, not easier. The roof usually has to tie into or coordinate with the main house, drain a compact footprint without ponding, and often match the existing home's covering to satisfy the HOA or the city. On a small roof there is less room to absorb a drainage or flashing mistake, so the tie-in and slope details carry more weight than they would on a big open roof.
ADU permits have exploded across Carlsbad, Vista, San Marcos and the rest of North County, and a lot of homeowners assume the roof will be a quick, cheap piece of the project because it is small. In practice the compact footprint concentrates every detail. A short valley, a tight tie-in against the main house, and a low-slope section over a bedroom all live within a few hundred square feet.
That density is why we do not treat an ADU as a scaled-down house roof. The proportion of edges, transitions and penetrations to open field is much higher, and edges are where roofs leak.
Detached ADUs get their own roof, but attached and junior ADUs often share a wall or a roofline with the existing home. That roof-to-wall or roof-to-roof transition is the single most important detail on the job. We flash it so water from the old roof drains cleanly onto or past the new one, never trapped in a pocket between the two.
Even a fully detached ADU has to respect the main house visually. Cities and HOAs frequently want the ADU to read as part of the property, which usually means matching the covering and roughly the pitch of the main home.
If the main house wears concrete tile, the reviewing agency and your neighbors generally expect the ADU to as well. Matching an existing tile can be its own project, since discontinued profiles and faded colors rarely line up with new stock. We source the closest current match and, where it matters, blend or relocate salvaged tile so the new unit does not stand out.
On homes with architectural shingle, matching is easier, but we still pay attention to color weathering so a bright new roof next to a ten-year-old one does not look mismatched from the street.
Small roofs collect less water in total, but they concentrate it. A single low-slope section over an ADU can pond if the framing plane is off by a fraction, and ponding on a coastal roof is where slow leaks start. We confirm positive slope to the drainage points before covering anything.
Where an ADU sits close to the main house, we also think about where the combined runoff goes. Two roofs draining toward the same narrow side yard can overwhelm it in a hard winter storm, so we plan gutters and downspouts as one system, not two.
ADU roofs interact with the permit in ways a re-roof never does. Height limits, eave setbacks from the property line, and fire-rating requirements can all shape the roof design. We build to the approved plans and coordinate with your designer so the roof we install passes inspection the first time.
In fire-conscious inland areas of North County, the roof assembly rating and ember-resistant details at the eaves can be part of the requirement. We build those in rather than bolting them on after a failed inspection.
Because an ADU roof is small, the cost difference between builder-grade and corrosion-resistant fasteners and flashing is minor in absolute dollars but major in lifespan near the ocean. We do not cut that corner on ADUs. The unit is often a rental or a family member's home for decades, and the roof should last accordingly.
Spending a little more on the fasteners and flashing metal on a few-hundred-square-foot roof is one of the highest-return decisions in the whole ADU project.
A homeowner in San Marcos was adding a detached ADU in the back corner of their lot, close to both the property line and the main house. The designer's plan set the ADU roof low, and the eave nearly overlapped the main home's eave across a narrow side yard.
When we walked it, the drainage was the concern. Both roofs pitched toward that same slot of side yard, which was maybe five feet wide. In a normal year it would be fine; in a hard coastal storm it would flood. We coordinated with the designer to add a gutter on the ADU eave and run its downspout to the front, splitting the runoff so the two roofs no longer dumped into the same corner.
We matched the main house's concrete tile as closely as current stock allowed and set corrosion-resistant flashing at the one roof-to-wall transition where the ADU met a bump-out. The unit passed inspection on the first roofing sign-off, and the homeowner had a granny flat that looked like it had always been part of the house.
