Why do most roof leaks come from flashing?
Flashing seals the vulnerable joints where the roof meets something else, such as chimneys, walls, vents, and valleys, and those transitions are where water naturally concentrates. Because flashing depends on sealant and metal that move and age, it fails before the field of the roof does. That's why a leak far more often traces back to flashing than to a bad shingle or membrane.
Flashing is the metal, and sometimes flexible membrane, that seals the seams where your roof surface meets something interrupting it: a chimney, a skylight, a wall, a plumbing vent, or the valley where two roof planes meet. The open field of shingles or membrane sheds water well on its own. It is these transitions that need a deliberate, layered detail to keep water out, and that detail is the flashing.
Think of the roof field as the easy part and the flashing as the hard part. Water always finds its way to edges, corners, and joints, and it lingers longer there. So the places that most need to be watertight are exactly the places that are hardest to make watertight, which is why flashing gets more than its share of the blame when a ceiling stain shows up.
Flashing lives at a moving joint. Roofs expand and contract with heat, buildings settle, and the different materials meeting at a flashing, metal, wood, stucco, tile, each move at their own rate. Over years that movement works on the sealant and fasteners holding the flashing tight, and eventually a gap opens.
The sealants and caulks used at flashings also have a finite life, especially under our steady UV. A bead of caulk that looked perfect on installation day gets baked by years of sun until it hardens, shrinks, and cracks. Many leaks we chase down are not dramatic failures at all, they are a tired flashing sealant that finally let a little water through at the wrong joint.
On tile roofs, which we specialize in across North County, valley flashing and the flashing where a roof meets a stucco wall are frequent trouble spots. Tile itself is extremely durable, so homeowners assume a tile roof cannot leak, but the metal underlayment and flashing beneath the tile is what actually keeps water out, and that is what ages and fails.
On flat and low-slope roofs, the flashing around rooftop penetrations, pipe boots, curbs, and roof-to-wall terminations is where we most often find the entry point. And near the coast, salt air is hard on metal flashing, so we look closely for corrosion at flashings on homes within a few miles of the water where rust can quietly eat through a joint.
One of the reasons flashing leaks are so frustrating is that water travels. A drip showing up on your ceiling can enter the roof feet away from where it appears inside, running along framing before it drops. That is why chasing the stain rarely finds the source, and why a proper leak investigation traces water back uphill to the actual entry point, which is so often a flashing.
We inspect the likely flashings first because experience says that is where the money is. Checking chimney and wall flashings, valleys, and every penetration usually turns up the culprit faster than examining the broad field of the roof. Getting the diagnosis right is what separates a real repair from a caulk-and-hope patch that leaks again next season.
A quick bead of caulk over a suspicious flashing can buy a little time, but it is not a repair. Proper flashing repair means removing the failed detail, correcting the metal or membrane, and re-integrating it into the roof so water is directed out and over the surface rather than relying on sealant alone to plug a gap.
