North County Inland
Santa Fe Hills climbs the slopes on the west side of San Marcos, a planned hillside community of tile-roofed homes built largely through the 1990s and early 2000s. Because so much of the neighborhood went up in a tight window, a lot of these roofs are now hitting the same stage of life at once: tile still intact, underlayment near the end of its run.
The hillside layout means many homes here sit high and exposed, with roofs that catch afternoon wind funneling over the ridgelines. That exposure, combined with strong inland sun, tends to age a roof faster than its calendar years suggest, which is why we look closely at underlayment condition rather than just the tile you can see from the street.
The tract concrete tile that came standard on Santa Fe Hills homes is durable and still doing its job on most roofs, but the felt underlayment underneath was typically rated for a shorter service life than the tile. Twenty-plus years in, that underlayment is often brittle and cracking, letting water find its way to the sheathing during the winter rains even though the tile looks perfectly fine.
San Marcos summers are hot and dry, and the ridgeline position of many lots here means sustained afternoon wind and, at times, the dry offshore conditions that push through North County inland. That can lift perimeter and ridge tile and drive dust and debris into valleys. The community also carries HOA architectural guidelines, so any tile matching or color choice needs to stay consistent with the neighborhood.
We handle tile-off underlayment replacement, tile reroofs and repairs, flashing and skylight resealing, and ridge and perimeter re-securing throughout Santa Fe Hills. Since the whole neighborhood shares a similar build era and tile type, we know exactly what to look for, and tile being our specialty means we can relay your existing tile over new underlayment without changing the look of your home.
Why does my Santa Fe Hills roof leak if the tile isn't broken?
On most Santa Fe Hills homes, the tile is a shell that sheds the bulk of the water while the underlayment beneath it is the real waterproof layer. After twenty-plus years that original underlayment gets brittle and cracks, so rain slips past it to the sheathing even though the tile above looks intact. The fix is usually to relay the good tile over fresh underlayment.
